Rosebank at a glance

Rosebank is a cosmopolitan commercial and residential suburb in the northwestern part of Johannesburg, South Africa.

Rosebank, once on the brink of a steady decline, has been turned into a multi-cultural, vibrant and exciting suburb of Johannesburg, with an outdoors atmosphere.It is a trendy suburb, business centre and tourist attraction in one of Johannesburg's up-market suburbs. Although Rosebank is home to many head offices, the district also provides plenty of entertainment to its residents and visitors at its variety of shopping malls, restaurants, markets, luxurious hotels, cinemas, art galleries and night clubs. Rosebank attracts literally thousands of people on weekends and public holidays. 

The elegant suburb of The Mall of Rosebank is the city of Johannesburg second largest business district. It is home to some of South Africa most contemporary stores and adventurous entertaining attractions.

Due to its compact size, visitors, residents and workers are able to walk the area, enjoying the outdoors atmosphere, en route to their destination.  Although Rosebank is home to many head offices, the district also provides plenty of entertainment to its residents and visitors at a variety of shopping malls, pavement cafes, restaurants, markets, luxurious hotels, cinemas, art galleries and night clubs.

Rosebank Link is home to the first WeWork flagship operation in South Africa, which has been attracting both large multi-national users as well as smaller scale entrepreneurs. Standard Bank have taken over 33 Baker Street, the revamped Sasol Pension Fund building, extending its footprint in Rosebank. BP moved into the new, state of the art, purpose designed 199 Oxford Road located within the Oxford Parks Precinct. This development kick started this entire precinct linking the business nodes of Rosebank and Illovo along Oxford Road.

Rosebank is in close proximity to major highways, roads and prominent nodes such as Sandton, Melrose Arch, Parktown and Hyde Park. The Gautrain, which has a station and bus stops in Rosebank, allows for easy access to and from the likes of Sandton, the Johannesburg CBD and O.R. Tambo International Airport. The face of the area has changed over the years, attributable to a number of new and exciting developments. One such development includes the likes of Rosebank Link, an iconic P-grade development built on spec which was fully tenanted upon completion. It provides a much needed pedestrian link between the Gautrain station and the Rosebank CBD as pedestrians are able to walk through the building upon existing the Gautrain station.

144 Oxford Road, a Growthpoint development, has been noted as recording vast tenant interest and is viewed as an example of confidence within the Rosebank office market. This development which offers approximately 35,000m² of high end office space, in a prime location with traffic light access off Oxford Road, is due for completion in October 2019. The Rosebank CBD is also seeing numerous buildings undergoing refurbishments, all contributing positively to the node. 13 Baker Street, known as The Conservatory, is one such building. This office development offers boutique style offices with minimal space available to let. The pedestrian access from some of the new office buildings to shopping facilities, restaurants, health and fitness clubs as well as the Gautrain Station has made Rosebank a node of choice, attracting new tenants which were previously located in areas such as Sandton, Parktown and Central Johannesburg.

Currently, Rosebank is seeing a number of new developments under way as well as numerous redevelopments, which include but are not limited to:

1)The redevelopment of The Bank, along Cradock Avenue, offering ground floor retail, the first Voco Hotel by the IHG Group in South Africa and spectacular penthouse office space.

2)144 Oxford, a 35,000m² office development consisting of two office towers, is currently under construction.

3)Oxford and Glenhove Phase 2 is anticipated to be ready for occupation early 2020. Two buildings of 6,300m² and 3,400m² are being offered within this self-contained precinct environment on the periphery of Rosebank which enjoys excellent highway access.

The confidence in the Rosebank office node is evident in the successful leasing of new developments, the construction of P-grade space and the refurbishment of older buildings, all creating exciting letting opportunities within this vibrant office node.
